Market Street Abstract Company (MSAC) is the real estate division of Kreisher Marshall & Associates, LLC, and has been serving our community for over three decades, staying up to date with changing laws, regulations, and technology. We are qualified and eager to assist you through the complexities of a real estate transaction, whether it be residential or commercial. With two qualified, experienced attorneys overseeing the process, MSAC anticipates potential issues and strives to work through them or avoid them altogether – making the entire transaction as stress-free as possible.
MSAC prepares all documents relating to the sale and/or purchase of real estate including, but not limited to: sales agreements, leases, addendums, deeds, mortgages, promissory notes, closing documents, and title insurance. MSAC also conducts title searches and handles all aspects of the closing. We write title insurance policies exclusively for Old Republic Title Company and have been doing so since 2000. Old Republic Title Company is one of the leading title companies in America and has been in business for over 100 years. Old Republic works closely with their agents to secure safe and efficient real estate transactions.
Linda Allen is MSAC’s title agent. She handles all aspects of the real estate transaction and works closely with banks, lenders, realtors, tax collectors, and the attorneys to ensure that your transaction is handled properly and efficiently. Linda started as a legal assistant at KMA when she decided to return to the workforce after being a stay-at-home mom with her four children. With her “see a need, fill a need” attitude, Linda became a title agent in 2016 and takes any opportunity she can to learn more to help her clients.
Linda graduated from Susquehanna University with a degree in creative writing. According to Linda, “I have always wondered about the backstory of issues and events around me. So, when I was given the opportunity to search titles and examine the history of each piece of land, it was a perfect fit for my personality and curiosity. Searching a title is one of my favorite aspects of my job.”
Nancy Fry, the real estate assistant for MSAC, brings a wealth of knowledge with over 12 years’ experience working in a law office setting. This job requires someone who is very conscientious and detail-oriented, as there are many pieces of information that need to be compiled for each real estate transaction. It also requires someone with excellent communication skills. Nancy possesses these qualities. She says, “My favorite part of assisting in the real estate area of MSAC is being able to interact with clients, realtors, and bankers, and help them with any questions they have and keep them up to date throughout the closing process.”
Attorneys Michael P. Gregorowicz and William S. Kreisher utilize their knowledge and experience with all types of real estate transactions, from small cash transactions to large, multiple-property and million-dollar deals, to ensure that you are receiving quality representation from MSAC.
The staff of MSAC love what they do. Bill became a lawyer because he wanted to help people. “A lawyer solves problems. I have deliberately focused my practice around real estate history and the development of real estate law. It’s a great time to help people, because buying or selling a property is exciting and challenging.” Mike, who oversees the everyday operation of MSAC, assures that “you will find our staff well-trained, courteous, and friendly, which will make this important transaction in your life run smoothly.”
MSAC strives to personally connect with our clients to fill their needs and to anticipate problems before they arise. Linda recognizes that “just like every person is different, each real estate transaction has something unique about it. It isn’t always easy to juggle from file to file. It takes a person who is willing to invest some care in each individual situation to be able to remember the important aspects of each transaction. We take the time to review our files regularly to meet the important deadlines and assure confidence to our clients, banks, buyers, and sellers alike.”
